INDEPENDENT BUYER'S AGENT - VALENCIA, SPAIN

"He set that price. Now you're asking him to argue against it."

The agent showing you the property was hired by the seller. We represent only buyers — never sellers. Your interest, full-time.

Why this matters

The conflict of interest nobody mentions

When you view a property in Spain, the agent showing you around almost always represents the seller. That creates a structural problem — not a personal one.

He advised the asking price

The listing agent set the price with the seller. Now you're asking him to argue it's too high — contradicting his own professional advice.

His commission shrinks when you save

Every €1,000 you negotiate off the price reduces his fee. He has a structural incentive to close quickly, not fight hard for your result.

You're negotiating blind

He works for the seller. He will never tell you if you could have paid less. His commission is a percentage of the sale price. A €10,000 lower offer costs him €150. For you, it costs €10,000.

What we do differently

We work exclusively for you

When you work with FirstHomeValencia, you have one party in your corner — and only yours. No seller connections, no listings to protect, no incentive to close fast. You win when the price is right.

We take on a limited number of buyers at any time. That’s what makes this possible.

No conflict of interest

No connection to the seller — structurally or personally. The only interest on the table is yours.

We filter before you view

Not every property that matches your criteria is worth your time. We assess market value independently before we bring anything to your attention — so every viewing is one that makes sense.

One point of contact, always

You deal directly with us throughout. From the first call to the notary. No handoffs, no account managers, no surprises.

THE Process

How it works

Three clear phases. No surprises, no jargon.

1

Phase 1 - Intake & mandate

Most buyers in Valencia navigate this process alone. Here's how it looks when someone's doing it with you. You tell us what you're looking for — location, budget, timeline. We align on the mandate and confirm the collaboration.

2

Phase 2 - Search, viewings & analysis

You only see properties we've already assessed. We attend every viewing with you — in person or via live video — and give you our read on market value before any offer goes in.

3

Phase 3 - Offer, negotiation & completion

You make an informed offer. We negotiate, and guide you through legal due diligence and the notary process — with a lawyer we know and trust.

Who you're dealing with

David Breuer

Most buyers in Valencia pay more than they should — not because sellers are dishonest, but because the system puts the wrong person on their side. I started FirstHomeValencia to fix that. I work exclusively for buyers, and my name is on every file.

I’ve been on both sides of the negotiation table in this market — which is why I know what the other side is thinking, and what they’re not saying.

I work with a limited number of buyers at a time — by choice. Each client gets my full attention from the first call to the notary. That only works if I’m not overcommitted. The first conversation tells us both whether it’s a good fit.

We identify and assess properties, attend viewings (in person or via live video), analyse market value, negotiate the price, coordinate legal due diligence, assist with your NIE and bank account, and represent you at the notary.

No. We work for 3% of the purchase price — that’s all. The €2,500 is a prepayment on that 3%, deducted at completion. On a €350,000 purchase: €2,500 at signing + €8,000 at completion = €10,500 total (= 3%).

The seller’s agent is not free — his fee is built into the asking price. The question is who he is working for. He represents the seller. We represent you. That difference is worth 3%.

Yes — this is how many of our clients work. We attend viewings on your behalf, provide live video walkthroughs, and handle every step of the process in English.
